Majan, in Dubailand, sits close to E311 and Al Ain Road and offers newer buildings at prices below central Dubai. But the market has shifted. In the second quarter of 2026, Cushman & Wakefield recorded a 4% quarterly fall in sale prices and a 6% drop in average rents across Dubai, and Dubailand is among the areas where significant new supply is arriving.

None of that makes apartments in Majan a poor choice. It means the building, the developer and the price matter more than they did. Whether you are buying to live, buying to let or advising a client, these are the checks to make before anyone signs.

1. Confirm the developer, project and escrow account

For an off-plan purchase, check that the developer and the project are both registered with RERA, and that your payments go into the project's escrow account rather than the developer's own. The Dubai REST app shows project status and construction progress, so compare that progress with the promised handover date. Ask what the developer has delivered before, and whether it was on time.

2. Read the resale terms before buying off-plan

This matters most to resellers. Many sale and purchase agreements (SPAs) only allow resale before handover once you have paid a set percentage of the price, and developers may charge a transfer fee. Get both terms in writing. Also confirm the sale is registered on Oqood, DLD's interim register for off-plan property, as this is what officially records your purchase.

3. Look up the approved service charge

Don't rely on the figure in a listing. DLD's Service Charge Index, on its website and in the Dubai REST app, shows the RERA-approved rate for each registered project and the company managing it. Owners pay service charges, not tenants, so they come straight out of an investor's return. Also ask whether cooling is included or billed separately by a chiller provider.

4. Work out the full purchase cost

The asking price is not the full cost. A buyer typically pays:

DLD's 4% transfer fee
Agency commission, usually 2% plus VAT
Trustee and title deed fees of a few thousand dirhams

For a cash purchase, budget around 7% on top of the price. With a mortgage, add 0.25% of the loan plus AED 290 for registration, along with bank valuation and arrangement fees. Some developers are offering fee waivers rather than price cuts, so ask.

5. Compare the price with registered sales

Listing prices show what sellers want; registered transactions show what buyers paid. Use DLD's transaction data to find recent sales in the same project, ideally of a similar size and floor. Prices vary between Majan buildings, so a community-wide average is a poor guide. If the asking price is above recent comparable sales, the seller should explain why.

6. Calculate yield using current rents

Many yield figures quoted for Majan rely on 2025 rents or asking rents. Market reports now show rents on new leases flattening or easing in apartment-heavy districts as handovers rise, so use recent registered rents for the same building.

Then work out net yield: annual rent minus service charges, management fees, maintenance and an allowance for empty months, divided by your total purchase cost. Compare properties on that figure, not the gross yield.

7. Ask how the building is classified

Since January 2025, Dubai's Smart Rental Index has decided how much rent can rise at renewal, using building-level data that includes the building's classification. Increases range from zero to 20%, and the landlord must give 90 days' notice before the lease ends. Ask the seller or agent how the building is rated, since it affects how much an investor can raise rent over time.

8. Inspect the building and the unit

Walk through the lobby, lifts, car park, gym and pool, and talk to residents if you can. Well-kept shared areas usually point to capable management. Inside, test the air-conditioning, water pressure and appliances, and visit at different times of day to judge noise. Majan is still being built out, so check what is planned on neighbouring plots. For a new handover, book a professional snagging inspection before accepting the keys.

9. Review the tenancy if the unit is rented out

A tenanted unit comes with its lease. The Ejari-registered contract transfers to the new owner, and you can only end it for specific legal reasons, such as moving in yourself or selling. Even then, you will usually need to give 12 months' written notice through a notary public or registered mail. If buying to let, check the rent, expiry date and the tenant's payment history.

10. Test the commute and the nearby supply

Majan has no metro station and is largely car-dependent, so drive your real commute at rush hour. Families should check specific schools for distance and available places. Investors and resellers should look at which other Majan properties are due for handover nearby, because new buildings compete for the same tenants and buyers.

Making the decision

Blossom 40 in MajanMajan's strengths are real: newer buildings, good road access and prices below central Dubai. But the gap between a good building and a weak one is wide, and today's market is less forgiving of buying on headline numbers. When comparing apartments in Majan, run every option through the same checks, including those from boutique developers active in the area, such as Tranquil Developers, which is developing with homes "Built With Thought".

Frequently Asked Questions

What should I check before buying an apartment in Majan?

Start with the developer's RERA registration and escrow account, the approved service charge and the full purchase cost, which typically adds around 7% for cash buyers. Then compare the price with registered sales, calculate net yield on current rents, inspect the building, review any tenancy and test the commute.

Is Majan a good area to invest in?

It can be, but results vary by building. Majan offers newer stock at prices below central Dubai, while rising supply and softer rents mean returns depend on buying at the right price in a well-managed building.

Can foreigners buy apartments in Majan?

Yes. Majan is in Dubailand, a freehold area, so foreign buyers can own property outright. Ownership is recorded on a DLD title deed for completed units, or through Oqood for off-plan units.

Will buying an apartment in Majan get me a residency visa?

It can. Since April 2026, sole owners no longer need a minimum property value for the two-year property investor visa, though joint owners must each hold a minimum stake. The 10-year Golden Visa requires property worth at least AED 2 million, based on the value DLD records rather than the amount paid. Confirm current rules with DLD or GDRFA Dubai before buying.

Should I buy off-plan or ready in Majan?

Ready units let you judge the building, management and real rents first, and can earn income straight away. Off-plan offers payment plans and newer stock but adds delivery risk and a wait for returns.
