In this article we will break down whether this development actually makes sense as a rental income property and what factors you should weigh before making a decision.

A Quick Overview of the Project

Before we talk about rental income it helps to understand what this address actually offers. This is a Mixed-Use Integrated Township that is currently ongoing and situated in Neopolis, Kokapet, Hyderabad. The starting price is available on request and buyers can choose from 3, 4, 5 and 6 BHK configurations along with Duplex units. Brigade Group, a well established name in the real estate industry, is developing this project, and unit sizes range from approximately 3,065 to 9,860 Sq. Ft. The project is registered under RERA No. P02400009142, which gives buyers an added layer of transparency and legal assurance.

Given the scale, the branding and the location, it is natural for buyers to ask whether this kind of large format residential project translates into strong rental demand. Let us look at the reasons why it might, and also where caution is needed.

Why Kokapet Is a Strong Rental Location

Brigade Neopolis KokapetLocation is often the single biggest factor that decides rental income, and this is where genuinely stands out. Kokapet sits close to the Financial District, Gachibowli and the IT corridor, which are home to thousands of working professionals employed in technology, finance and consulting companies. Consequently, the demand for quality rental housing in this belt has been rising steadily for several years.

As a result, properties in this corridor tend to see higher occupancy rates compared to areas that are farther from employment hubs. Rental Demand From Larger Configurations

Most people assume that only 1 and 2 BHK units are suitable for renting, however that assumption does not always hold true, especially in premium micro markets. Because this project offers 3, 4, 5 and 6 BHK homes, along with Duplex options, it caters to a different tenant profile altogether: senior executives, expatriates, and families relocating for long term work assignments.
