In Gurgaon’s luxury market, the configuration question often matters more than the project question. Once you’ve settled on a respected developer and a proven address, the harder decision is how much home you actually need, and how much you want to pay for.

Godrej Verano, a premium high-rise community by Godrej Properties in Sector 63A on Golf Course Extension Road, offers both 3 BHK and 4 BHK residences, with larger formats also reported. Here is how to choose between the two.

Why Godrej Verano Is on Many Shortlists

Golf Course Extension Road is one of Gurgaon’s established luxury corridors, with ready social infrastructure, strong road connectivity and a mature residential profile. Sector 63A is among the larger land parcels left on this stretch, and Godrej’s track record in delivery and design gives buyers added confidence.

For HNI families and NRIs buying from overseas, brand credibility and location maturity often matter as much as the apartment itself. Verano scores well on both, which shifts the focus to the configuration decision.

The 3 BHK: Efficient Luxury

A luxury 3 BHK at this level is not a compromise. Expect generous proportions, in the range of roughly 2,100 to 2,700 sq ft depending on the variant, which is larger than many 4 BHKs in older Gurgaon projects.

It suits you if:

You’re a nuclear family of three to four, with room for a guest or study
You want a premium address at a more accessible entry point
You’re buying as an investment and want a wider pool of future tenants and buyers
You value a lower maintenance and furnishing burden

Trade-offs: If you regularly host extended family, work from home with a dedicated office, or expect your household to grow, a 3 BHK may feel tight in a few years, even at this size.

The 4 BHK: Room to Live Without Compromise

A 4 BHK, generally from around 3,000 sq ft upward, is a different way of living. Each family member can have a private suite, and there’s usually room for a proper study or a family lounge.

It suits you if:

You live in a multi-generational household, with parents or in-laws as part of daily life
You need a dedicated home office or media room
You entertain often and want guest rooms that are truly separate from family space
You’re an NRI planning a future return and want a home that can serve a larger family on extended visits

Trade-offs: The ticket size is higher, and so are the running costs: maintenance, interiors, utilities and property-related outgoings all scale with area.

Five Factors to Decide

1. Household size, now and in five years. Count current members, then add parents who may move in, children approaching an age where they need their own space, and regular long-stay guests. Buy for the household you’ll have, not just the one you have today.

2. Price per square foot versus total outlay. A 4 BHK is rarely just a “bigger 3 BHK.” Compare the per-sq-ft rate and the total ticket together. Sometimes the premium for the extra bedroom is modest relative to the space gained; sometimes it isn’t. Pricing at Godrej Verano should be verified against the official price list and RERA-registered details before you decide.

3. Liquidity and resale. In Gurgaon’s luxury segment, 3 BHKs generally have a broader buyer and tenant pool, which can mean faster resale and rental absorption. 4 BHKs serve a narrower but often higher-spending audience, and can command a stronger premium in a well-located project.

4. Rental versus self-use. If rental income is a priority, a well-sized 3 BHK usually has the broader demand. If you plan to live in the home, the extra space of a 4 BHK may be worth more to you than any yield calculation.

5. Budget discipline. A luxury home carries costs beyond the sale price: registration, interiors, parking, maintenance and furnishing. Set a comfortable ceiling for the total, not just the base price.

A Note for NRI Buyers

Buying from abroad adds practical considerations. A 3 BHK is simpler to manage remotely, whether you rent it out or keep it for visits. A 4 BHK makes more sense if the home is genuinely meant for family reunions and a planned return. Either way, work with a verified channel, check RERA registration and confirm possession timelines in writing.

Quick Comparison

Factor3 BHK4 BHK
Best for	Nuclear families, investors	Larger or multi-generational families
Entry price	Lower	Higher
Resale and rental pool	Broader	Narrower, more premium
Running costs	Moderate	Higher
Space flexibility	Good	Excellent

The Bottom Line

Choose the 3 BHK if you want a premium address with efficient space and strong liquidity. Choose the 4 BHK if space, privacy and family flexibility are non-negotiable and the budget supports it. In both cases, you’re buying into a well-located address by a developer with a strong delivery record.
