Dubai's retirement residency programme allows eligible retirees to obtain a long-term residence permit without an employer sponsor. For applicants planning to retire in the emirate, preparing the correct documents is one of the most important parts of the application.

The documents required for retirement visa Dubai depend on the financial route selected. Applicants may qualify through income, savings, property ownership, or a combination route under the Dubai retirement programme. The exact evidence required can also vary depending on whether the applicant is applying from inside or outside the UAE and whether dependents are included.

Dubai's government information currently states that the retirement residence is valid for five years and can be renewed subject to the applicable requirements. GDRFA Dubai states that applicants must generally be at least 55 years old and have at least 15 years of service before retirement.

Important 2026 Note About Retirement Visa Financial Routes

Dubai's official sources currently use slightly different wording for some financial thresholds.

The Invest in Dubai retirement programme page lists four options: annual income of at least AED 180,000, AED 1 million in three-year fixed-deposit savings, Dubai property worth at least AED 1 million, or a combination of savings and property meeting the programme's stated threshold.

However, the current GDRFA Dubai residence-permit service page states a fixed annual income requirement of AED 240,000 and describes a property route paired with a deposit of at least AED 1 million. It also states that qualifying property can be mortgaged when at least AED 1 million has been paid toward it.

Because these government pages are not worded identically, applicants should confirm the applicable threshold and route with GDRFA Dubai or the relevant authorised service channel before arranging a property purchase or fixed deposit specifically for the application.

Who Can Apply for a Dubai Retirement Visa?

The Dubai retirement residence programme is designed for retired foreign nationals who meet the age, work-history, and financial requirements.

GDRFA Dubai currently states that the applicant must be at least 55 years old and have completed at least 15 years of service before retirement, whether the service was completed inside or outside the UAE.

Applicants must then satisfy the financial requirements applicable to the route through which they are applying.

General Documents Required for Most Applicants

Before preparing route-specific financial evidence, applicants should prepare the basic personal documents.

These commonly include:

A valid passport copy
Recent passport-size personal photograph
Existing UAE visa and Emirates ID, if the applicant is already a UAE resident
Proof of retirement or employment history, where required
Financial documents supporting the selected qualifying route
Additional documents requested during the application process

GDRFA's current service page specifically lists passport and personal photograph requirements for the relevant retirement categories and requires route-specific financial evidence.

Documents Required for the Income Route

Applicants using their regular retirement income, pension, or another qualifying fixed income need documents proving both the amount and source of that income.

The main documents can include a pension letter, retirement-income confirmation, or an official letter identifying the source of the income. A bank statement showing the income being received is also important.

GDRFA Dubai currently specifies a bank account statement covering the previous six months and a letter from an official body confirming the source of income. Its current published income threshold is AED 240,000 per year.

The Invest in Dubai programme page currently displays AED 180,000 per year as its income option, which is why applicants should confirm the applicable Dubai route before submitting their application.

Typical Income-Route Checklist

The applicant should generally prepare:

Passport copy
Recent personal photograph
Pension or retirement-income letter
Letter from the previous employer or relevant institution where applicable
Six months of bank statements
Evidence showing the regular income
Current UAE visa and Emirates ID, if applicable

The income documentation should clearly identify the applicant and demonstrate the source and regularity of the income.

Documents Required for the Savings Route

The savings route is designed for applicants who qualify through a fixed deposit rather than ongoing retirement income.

The Invest in Dubai retirement programme currently lists AED 1 million in savings held in a three-year fixed deposit as one of its financial options.

GDRFA Dubai's current service page requires a financial deposit certificate and an acknowledgement concerning the transfer of the deposit into the UAE. It states that where the qualifying deposit is outside the UAE, the funds are to be transferred to a UAE financial institution within 60 days of the residence being issued, subject to the applicable conditions.

Typical Savings-Route Checklist

Applicants should prepare:

Passport copy
Recent personal photograph
Fixed-deposit certificate
Bank letter confirming the deposit
Evidence identifying the account holder
Retirement or service-history evidence where requested
Acknowledgement concerning transfer of the deposit to the UAE
UAE visa and Emirates ID, if already resident

The bank documentation should be prepared in the format requested by the relevant authority. International applicants may also need document attestation or translation depending on where the documents were issued.

Documents Required for the Property Route

Applicants qualifying through property ownership need documents proving ownership and the value of the property.

GDRFA Dubai currently requires a copy of the property ownership document or a property valuation issued by the relevant Land and Property Department.

The Invest in Dubai retirement programme currently describes a property route involving Dubai property valued at a minimum of AED 1 million, including qualifying mortgaged property where the required amount has been paid.

Typical Property-Route Checklist

The applicant should prepare:

Passport copy
Recent personal photograph
Dubai property title deed or ownership certificate
Property valuation document where required
Mortgage documents and bank confirmation if the property is mortgaged
Evidence of the amount already paid toward a mortgaged property
UAE visa and Emirates ID, if applicable

The property documentation should clearly identify the applicant as the owner and establish the value relevant to the retirement-residency route.

Can a Mortgaged Property Be Used?

A mortgaged property may qualify subject to the applicable retirement-residency requirements.

GDRFA Dubai's current service page states that a mortgaged title deed can be accepted where the value already paid to release the mortgage is at least AED 1 million at the time of application.

Because mortgage arrangements can vary, applicants should obtain the required bank confirmation before submitting the application.

Documents Required for the Combination Route

The retirement programme has also published a combination option involving property and financial savings.

The Invest in Dubai programme currently describes a combination of savings and property, with the stated option involving a three-year fixed deposit and property meeting the programme's specified minimum amounts.

Because the current GDRFA service page uses different wording for its property-and-deposit condition, applicants relying on a combination route should obtain confirmation of the exact structure accepted for their application before transferring funds or purchasing property.

Typical Combination-Route Documents

Depending on the confirmed route, applicants may need:

Passport copy
Recent personal photograph
Property title deed
Property valuation where applicable
Fixed-deposit certificate
Bank letter confirming the deposit
Evidence of the amount invested or deposited
Mortgage and payment confirmation if the property is financed
Retirement or service-history evidence where required
Current UAE visa and Emirates ID, if applicable

Documents Proving 15 Years of Work History

Work-history evidence can be important because GDRFA Dubai currently requires at least 15 years of service before retirement.

Applicants may need documents such as employment certificates, pension records, end-of-service documents, or official records showing their employment history.

Where employment was completed in more than one country, applicants should keep supporting evidence from the relevant employers or authorities.

The purpose is to demonstrate that the applicant satisfies the required period of service before retirement.

Documents for Applicants Already Living in the UAE

Applicants who are already UAE residents may need to provide additional current-residency documents.

These can include a copy of the existing UAE residence visa and Emirates ID, in addition to the core passport and financial documents.

The exact requirements depend on how the existing residency will be changed or replaced by the retirement residence.

Documents for Applicants Applying From Outside the UAE

Applicants outside the UAE should generally prepare their passport, photograph, retirement evidence, and documents proving their selected financial route.

Foreign-issued documents may require attestation, legalisation, or certified translation depending on the document and the authority handling the application.

Bank documentation can also have specific formatting or authentication requirements, so applicants should confirm the required format before obtaining the final bank letter.

Documents Required for a Spouse and Dependents

A retiree who receives UAE residency may be able to sponsor eligible family members subject to the applicable immigration rules.

For family applications, documents can include passports, photographs, marriage certificates, and birth certificates.

Foreign-issued marriage and birth certificates may need attestation and translation before they can be used in the UAE.

GDRFA's family-residence service requires passport copies, photographs, and medical examination requirements for sponsored persons over 18, with additional supporting documents depending on the family relationship.

Medical Examination and Health-Related Requirements

Applicants who are subject to UAE medical fitness procedures may need to complete the required medical examination as part of the residence process.

For family members aged 18 and above, GDRFA's family residence service specifically lists an approved medical examination among the requirements.

Applicants should also check the current insurance requirements applicable to their residence application before finalising the process.

How to Prepare Your Retirement Visa Documents

The easiest way to avoid delays is to prepare the documents around the selected financial route.

First, determine whether you are applying through income, savings, property, or a combination. Then collect the evidence required for that route and check that the names, dates, amounts, and ownership details are consistent across all documents.

For example, a property applicant should make sure the title deed, valuation, passport, and mortgage documents all contain consistent information.

An income applicant should ensure that the pension or income letter and bank statements clearly demonstrate the required financial source.

How to Apply for the Dubai Retirement Visa

Once the documents are ready, the application can be submitted through the relevant Dubai government channel.

GDRFA Dubai currently provides digital application services as well as applications through authorised service centres, including Amer centres. The published service indicates an expected processing time of approximately 48 hours once the application fulfils the required conditions and documentation.

The actual processing time can vary if the authority requests additional documents or clarification.

How Long Is the Dubai Retirement Visa Valid?

The retirement residence permit is issued for five years and is renewable under the applicable conditions.

GDRFA Dubai states that the permit is granted without a sponsor or host within the UAE and is renewable under the same terms under which it was initially granted.

Renewal therefore requires the applicant to continue meeting the relevant eligibility and financial requirements.

What Can Cause Delays in a Retirement Visa Application?

Incomplete financial documents are one of the main issues that can complicate an application.

Problems can also occur when property ownership documents do not clearly establish the required value, bank certificates do not contain the required information, income cannot be adequately verified, or foreign documents have not been properly attested or translated.

Applicants should also avoid relying on an old checklist because retirement-residency requirements can change.

Why Use a Retirement Visa Service in Dubai?

A retirement visa application can involve property records, bank documentation, pension evidence, personal documents, attestation, translation, immigration procedures, and family applications.

A professional visa service provider can help organise these documents, identify missing information, coordinate the application, and assist with related residency procedures.

However, applicants should always verify important financial thresholds and eligibility conditions with the relevant government authority before making a financial commitment.

Conclusion

Preparing the right documents is one of the most important steps when applying for Dubai retirement residency. The checklist depends primarily on the financial route selected by the applicant.

Property applicants need ownership and valuation evidence, savings applicants need qualifying deposit documentation, and income applicants need reliable proof of their ongoing income and supporting bank statements. Applicants may also need retirement records, passport documents, photographs, attested family documents, and additional evidence depending on their circumstances.

For 2026 applications, applicants should pay particular attention to the financial thresholds because Dubai's official Invest in Dubai and GDRFA pages currently use different wording for some routes.

Before submitting an application or committing AED 1 million or more to a qualifying investment, deposit, or property, it is sensible to confirm the exact route and current documentation requirements with GDRFA Dubai or the relevant authorised application channel.
