The UAE has long been recognised as one of the world's most dynamic real estate markets. Dubai established itself as a global destination for luxury residences, investment properties and international buyers, while Abu Dhabi has steadily developed a property market underpinned by economic strength, infrastructure investment and long-term urban planning.

Within this evolving landscape, Hudayriyat Island UAE is emerging as one of Abu Dhabi's most ambitious new residential destinations.

Located opposite Al Bateen and connected to Abu Dhabi's mainland, Hudayriyat Island is being transformed into a large-scale, master-planned destination focused on residential living, sport, wellness, leisure and waterfront experiences. The island covers approximately 51 million square metres and includes more than five residential communities.

For overseas investors, the appeal extends beyond buying a luxury property. Hudayriyat represents an opportunity to enter a developing destination at an important stage of its transformation.

A Master-Planned Community Built Around Lifestyle

Modern property buyers increasingly evaluate a home according to the lifestyle and infrastructure surrounding it.

Hudayriyat Island has been planned accordingly.

The destination incorporates a 4.5-kilometre beach and water zone, a 75-kilometre sports district, more than 40 dining venues and multiple leisure and adventure facilities. The wider destination also includes attractions such as Surf Abu Dhabi, cycling infrastructure and other recreational facilities.

This integrated approach is particularly relevant to premium property investors. A luxury villa or apartment is more attractive when it forms part of a complete destination rather than operating as an isolated residential development.

For overseas buyers purchasing with long-term capital preservation or future resale in mind, the quality and scale of surrounding amenities can therefore be an important consideration.

Freehold Property Ownership for International Investors

One of the key reasons Hudayriyat Island UAE deserves attention from international buyers is its freehold ownership structure.

According to Modon, residential developments within its Hudayriyat Island projects are offered on a freehold basis to buyers of all nationalities. This provides overseas purchasers with full ownership rights in eligible properties.

For an investor based outside the UAE, freehold ownership can make the market significantly more accessible.

However, international buyers should still undertake independent due diligence before purchasing. The exact property structure, registration process, payment obligations, financing arrangements and associated costs should be reviewed with qualified UAE property and legal professionals.

Residential Opportunities Across Different Price Segments

Hudayriyat Island is not being developed around one type of residential property.

The current masterplan includes a diverse selection of apartments, townhouses, villas, mansions and residential plots. Communities include Al Naseem, Bashayer, Nawayef Village, Nawayef Park Views, Nawayef East and Hudayriyat Golf Estates.

This diversity gives overseas investors the opportunity to select a property according to their investment objectives.

An investor looking for a more accessible entry point may consider an apartment or townhouse, while a high-net-worth buyer seeking exclusivity may focus on larger villas, mansions or waterfront residences.

The development of Wadeem has also introduced residential plots for buyers who want greater control over the design and construction of their future home. The first release of more than 1,700 plots sold out within 72 hours and generated AED 5.5 billion in sales, according to Modon.

Strong International Interest in Hudayriyat

Recent sales activity provides another indication of the attention Hudayriyat Island is receiving from investors.

In July 2026, Modon announced that Hudayriyat Golf Estates generated more than AED 13 billion in sales within days of its launch, with 1,700 residences sold. Importantly for overseas clients, 15% of buyers were non-UAE residents.

The figures do not mean that every property on the island will automatically deliver strong returns. Property performance depends on purchase price, property type, supply, market conditions, rental demand and the investor's holding period.

Nevertheless, the level of international participation indicates that Hudayriyat is increasingly being considered by buyers beyond the UAE.

Hudayriyat Island vs Dubai Property Investment

For overseas investors familiar with Dubai, an obvious question is whether Hudayriyat Island offers a compelling alternative.

The answer depends on investment objectives.

Dubai has a mature and internationally recognised property market, with extensive rental infrastructure, established communities and a large global buyer base.

Hudayriyat Island represents a different proposition: an emerging Abu Dhabi destination built around low-density residential living, waterfront access, sport, wellness and premium lifestyle infrastructure.

For investors already holding Dubai property, Hudayriyat could therefore provide geographical diversification within the UAE.

Rather than choosing between Dubai and Abu Dhabi purely on location, sophisticated investors should compare individual opportunities according to:

Purchase price
Property type
Expected completion date
Payment plan
Rental potential
Service charges
Resale prospects
Location within the masterplan
Developer credentials
Long-term investment horizon

The specific property is ultimately more important than the headline name of the community.

Why Overseas Buyers Should Consider the Long-Term Vision

One of Hudayriyat Island's most compelling characteristics is its scale.

A 51-million-square-metre masterplan creates room for residential neighbourhoods, recreational destinations, infrastructure and supporting amenities to develop together.

The island's recent launches also demonstrate the pace at which its residential offering is expanding.

Bashayer, for example, became Hudayriyat's first waterfront residential community, combining 157 villas with 330 apartments and a waterfront promenade. Modon subsequently reported that the community sold out within one day, generating AED 3 billion in sales.

For investors, this development trajectory can be more significant than short-term market speculation.

A successful master-planned community requires time to mature. Roads, amenities, retail, hospitality, recreation and residential communities collectively contribute to the destination's eventual identity.

What Overseas Investors Should Check Before Buying

International investors should approach Hudayriyat Island property investment with a disciplined due-diligence strategy.

1. Research the developer

Review the developer's delivery record, financial strength and previous projects.

2. Compare entry prices

Do not evaluate a property solely on its advertised starting price. Compare comparable developments, unit sizes and price per square metre.

3. Understand the payment plan

Off-plan investments can involve substantial instalments before completion. Ensure the payment schedule aligns with your liquidity and investment horizon.

4. Assess the specific location

Views, proximity to waterfront areas, parks, retail and community amenities can affect both end-user appeal and future resale demand.

5. Calculate the complete investment cost

Include registration fees, financing costs, service charges, maintenance and other applicable expenses when assessing the investment.

6. Define your exit strategy

Before purchasing, determine whether your objective is long-term appreciation, rental income, personal use, resale or a combination of these.

The Future of Hudayriyat Island UAE

Hudayriyat Island is increasingly becoming a significant part of Abu Dhabi's premium residential story.

Its combination of freehold ownership, waterfront positioning, large-scale infrastructure, luxury residential communities and lifestyle amenities gives it a distinctive position within the UAE property market.

For overseas investors, the opportunity is particularly interesting because the island is still progressing through its development cycle. Buyers are therefore evaluating not only existing amenities but also the future potential of a much larger masterplanned destination.

That potential should be assessed realistically. No property investment guarantees capital growth or rental returns, and investors should always consider market cycles, pricing, supply and individual financial circumstances.

Conclusion: Is Hudayriyat Island Worth Watching?

Hudayriyat Island UAE has moved rapidly from an emerging development concept to one of Abu Dhabi's most closely watched luxury residential destinations.

For international buyers seeking premium UAE real estate, it offers a compelling combination of location, freehold ownership, waterfront lifestyle and large-scale master planning.

For Dubai-based investors, it also presents an opportunity to diversify into Abu Dhabi without leaving the wider UAE property market.

The most successful investors, however, will look beyond the marketing appeal. They will compare developments, study payment structures, assess long-term demand and select properties that fit a clearly defined investment strategy.
