Medium Term Accommodation (MTA) is an important type of support available through the National Disability Insurance Scheme (NDIS). It helps eligible participants who need temporary accommodation while waiting for their long-term housing arrangements to become available. For people with disability, having a suitable place to stay during a housing transition can provide greater stability, comfort and independence.

Understanding MTA Funding NDIS is essential for participants, families, carers and support coordinators who are exploring suitable accommodation options. Knowing what MTA covers, who may qualify, and how to access this support can make the process easier.

In Adelaide, participants may also need guidance from experienced disability service providers when exploring accommodation and support options. Understanding how MTA Funding NDIS Adelaide works can help individuals make informed decisions about their housing needs and future living arrangements.

This guide explains Medium Term Accommodation, its purpose, eligibility considerations, funding arrangements, and the role of providers such as Easability in supporting people through their NDIS journey.

What Is Medium Term Accommodation Under the NDIS?

Medium Term Accommodation is a temporary housing support funded by the NDIS for eligible participants who cannot move into their long-term home because the disability-related supports they need are not yet ready.

It is generally available for up to 90 days, although funding beyond this period may be considered in certain circumstances when supporting evidence is provided.

For example, a participant might have been approved for Specialist Disability Accommodation (SDA), but the property is not yet ready for occupation. Instead of remaining in an unsuitable environment, they may be able to access temporary accommodation while waiting for their permanent housing arrangement.

Similarly, someone who needs significant home modifications may require another place to stay until the work is completed.

The purpose of MTA is to provide a temporary housing solution that bridges the gap between a participant's current circumstances and their planned long-term living arrangement.

According to the NDIS, MTA is not designed to replace permanent housing or provide general emergency accommodation. It is a specific support for eligible participants whose disability-related housing arrangements are not yet ready.

Who Is Eligible for MTA Funding NDIS?

Not every NDIS participant automatically qualifies for Medium Term Accommodation. The National Disability Insurance Agency (NDIA) assesses individual circumstances to determine whether this support is reasonable and necessary.

Generally, participants need to meet three important eligibility requirements:

1. You Have a Long-Term Home to Move Into

Participants usually need to demonstrate that they have a suitable long-term housing arrangement planned. This could include an approved SDA property, a home requiring disability-related modifications or another confirmed living arrangement.

The purpose of MTA is to provide temporary accommodation while the participant waits for their intended home to become available.

2. Your Disability-Related Supports Are Not Ready

The participant must be unable to move into their long-term accommodation because essential disability-related supports are not yet available.

Examples include:

Waiting for approved home modifications to be completed.
Waiting for essential assistive technology to be installed.
Waiting for an SDA property to become available.
Waiting for necessary supported living arrangements to be established.

3. You Cannot Remain in Your Current Accommodation

Another important consideration is whether the participant can safely and reasonably remain where they currently live while waiting for their long-term housing arrangement.

If their current accommodation is unsuitable or cannot meet their disability-related needs, MTA may be considered.

The NDIA assesses evidence relating to all three criteria before making a funding decision.

Important: Hospital discharge and transitions from the justice system have specific eligibility pathways. For example, eligible participants being discharged from hospital may access MTA while their longer-term housing arrangements are being organised, subject to applicable NDIS requirements.

When Can Participants Use MTA Funding?

Understanding when MTA may be available helps participants and families recognise whether it could support their accommodation needs.

Here are some common situations.

Waiting for Specialist Disability Accommodation

Some participants require specialised housing because of significant functional impairment or very high support needs.

However, even after an appropriate property has been identified, it may take time before the accommodation is ready.

MTA may provide a temporary place to stay while the participant waits for their SDA property to become available.

Waiting for Home Modifications

Participants may require substantial modifications to their existing homes to make them accessible and suitable for their disability-related needs.

These modifications might include:

Accessible bathrooms.
Wheelchair-accessible entrances.
Modified kitchens.
Ceiling hoists.
Improved accessibility throughout the property.

If the participant cannot safely remain at home during the renovation process, MTA may be considered.

Transitioning from Hospital to Community Living

Hospital discharge can be challenging when a participant's long-term accommodation or disability supports are not yet ready.

MTA can help eligible participants transition out of hospital while their longer-term living arrangements are being organised.

Waiting for Supported Living Arrangements

Some participants require Supported Independent Living (SIL) or Individualised Living Options (ILO) to live safely and independently.

If the necessary arrangements are not ready, temporary accommodation may be considered where the participant meets the relevant MTA criteria.

These situations demonstrate how temporary housing can support a more organised transition into appropriate long-term accommodation.

How Does MTA Funding NDIS Adelaide Work?

For participants and families exploring MTA Funding NDIS Adelaide, understanding the application and assessment process is an important first step.

The process generally involves several stages.

Step 1: Identify Your Accommodation Requirements

Start by identifying why your current accommodation is unsuitable and why you cannot move into your intended long-term home.

Consider whether you are waiting for home modifications, assistive technology, an SDA vacancy or essential disability-related living arrangements.

Step 2: Gather Supporting Evidence

The NDIA needs relevant information to understand your circumstances and determine whether MTA meets the funding criteria.

Supporting documentation may include:

Occupational therapist assessments.
Home and living assessments.
Reports from allied health professionals.
Information about your long-term accommodation arrangements.
Evidence explaining why your current home is unsuitable.
Expected dates for completing modifications or preparing the new property.

The evidence should clearly explain why temporary accommodation is required and how long it is expected to be needed.

Step 3: Discuss Your Situation With Your Support Coordinator

A support coordinator can help you understand your available NDIS supports and prepare information for your home and living request.

They can also help communicate with relevant professionals and identify suitable accommodation options.

Step 4: Submit Your Request to the NDIA

Your MTA request must be assessed by the NDIA. The agency considers your circumstances, supporting evidence and whether the requested accommodation meets NDIS funding criteria.

MTA is not automatically included in every participant's plan. Funding must be approved based on individual requirements.

Step 5: Arrange Suitable Temporary Accommodation

Once funding is approved, participants can explore appropriate accommodation options that meet their needs and funding arrangements.

It is important to consider accessibility, location, safety and the expected duration of the stay.

What Does NDIS MTA Funding Cover?

One of the most important things participants should understand is what Medium Term Accommodation funding actually pays for.

MTA funding generally covers the accommodation cost for the approved temporary stay.

However, it does not cover every expense associated with daily living.

MTA funding may cover:

The approved cost of temporary accommodation.
Accommodation required while waiting for long-term housing arrangements.
Temporary housing during approved disability-related home modifications.

MTA funding does not generally cover:

Food and groceries.
Electricity and internet.
Personal care services.
Everyday household expenses.
Long-term rent or mortgage payments.
General living costs.

Participants may continue using other approved supports in their NDIS plans while staying in temporary accommodation. For example, existing funding for personal care or assistance with daily activities may remain available where it meets the relevant plan requirements.

It is also important to understand that MTA funding is separate from funding for the disability-related support services a participant may need during their stay.

How Long Can You Receive Medium Term Accommodation?

MTA is generally funded for up to 90 days.

However, some participants may require additional time because of circumstances beyond their control.

For example, complex home modifications may take longer than expected, or an approved SDA property may not become available within the initial period.

In these situations, the NDIA may consider an extension when sufficient evidence demonstrates that additional accommodation is required because of the participant's disability-related needs.

Participants should communicate with their support coordinator and the NDIA as early as possible if delays are likely.

It is also worth remembering that MTA is generally intended as a one-off transitional support rather than an ongoing accommodation arrangement.

Difference Between MTA, STA, SIL and SDA

NDIS participants may come across several accommodation-related terms. Although these supports are connected to housing and independent living, they serve different purposes.

Understanding the differences can help participants identify which support may be appropriate for their circumstances.

NDIS support	Main purpose
MTA (Medium Term Accommodation)	Temporary housing while waiting for long-term accommodation to become ready.
STA (Short Term Accommodation)	Short stays that may include accommodation and disability-related support, including respite.
SIL (Supported Independent Living)	Assistance with everyday tasks so participants can live as independently as possible.
SDA (Specialist Disability Accommodation)	Specialised housing designed for people with very high support needs or extreme functional impairment.

For example, someone waiting for their SDA property may qualify for MTA, while another participant may require SIL to receive assistance with daily activities in their home.

These supports are not interchangeable. The NDIA assesses each participant's individual needs before determining which supports may be funded.

Why Choosing the Right NDIS Accommodation Provider Matters

Finding suitable temporary accommodation involves more than identifying an available property. Participants should consider whether the accommodation is appropriate for their accessibility requirements, personal preferences and disability-related needs.

When exploring accommodation options, consider the following factors:

Accessibility: Check whether the property has suitable entrances, bathrooms, bedrooms and facilities.

Safety and comfort: The accommodation should provide a comfortable environment that supports the participant's daily needs.

Location: Consider proximity to family, healthcare professionals, community facilities and essential services.

Individual requirements: Every participant has different needs. Accommodation arrangements should reflect their circumstances and preferences.

Communication: Clear communication between participants, families, support coordinators and relevant providers can help make transitions easier.

Choosing an appropriate provider and accommodation arrangement can help reduce uncertainty during what may already be a challenging period.

How Easability Supports the NDIS Community in Adelaide

Navigating the NDIS can sometimes feel complicated, particularly when participants are exploring housing, disability support and independent living options.

Easability is part of Adelaide's disability support landscape, helping individuals and families explore support options that align with their circumstances and goals.

When considering accommodation and disability support services, participants should look for providers that understand individual requirements and recognise the importance of choice, dignity and independence.

For people exploring MTA-related arrangements, it is useful to discuss their circumstances with relevant professionals and confirm which services and accommodation options are available.

A provider's suitability should be assessed based on its actual services, experience, availability and ability to meet the participant's support requirements. Participants should also confirm whether a provider offers the specific accommodation arrangement they need.

By taking time to understand available options, individuals can make more informed decisions about their housing and support arrangements.

Tips for Preparing for Your MTA Accommodation Journey

Planning ahead can make the transition into temporary accommodation more manageable.

Here are some practical suggestions for participants and their families:

Understand your NDIS plan: Review your existing supports and discuss whether additional home and living funding may be required.
Collect relevant documentation: Keep assessments, professional reports and accommodation-related information organised.
Discuss your options early: Speak with your support coordinator before your current accommodation becomes unsuitable.
Consider your preferences: Think about accessibility, location, privacy and the facilities you need.
Understand funding limitations: Make sure you know which expenses are covered by MTA and which costs you will need to manage yourself.
Plan your long-term transition: Keep track of home modifications, property availability and other arrangements that will allow you to move into your intended home.

Taking these steps can help participants feel more prepared and confident throughout the process.
