What rental yield actually means

Gross yield is annual rent divided by the purchase price. Net yield subtracts your running costs from that rent first, so it shows what you actually keep. Area data for Warsan Fourth shows median gross yields of roughly 7–8% for ready apartments. Those are area benchmarks, not a promise for any single unit, because floor, view, size, condition and the market at the time you sign a lease all move the result.

A worked example

The table below uses round, assumed figures against the project's starting price of AED 555,000. It is an illustration of method only, not a Mirha Homes projection or a quoted service charge.

Item	Amount (AED)
Purchase price	555,000
Annual rent (assumed)	40,000
Service charge (assumed)	8,000
Management, maintenance and vacancy allowance (assumed)	4,000
Net annual income	28,000
Gross yield	7.2%
Net yield	5.0%

The gap between 7.2% and 5.0% is why net yield is the number to plan around. Ask the sales team for the current service charge estimate, then compare your rent assumption with live listings in the area. Remember to add one-off purchase costs to your capital as well. Our guide to the hidden costs of buying property in Dubai lists them.

Matching the unit to the tenant

Studios and one-bedrooms generally appeal to single professionals and couples, while two-bedrooms suit families and sharers. Smaller units usually cost less to buy, but the right choice depends on the tenants you expect and your budget. Our comparison of studio, 1-bedroom and 2-bedroom apartments walks through the trade-offs.

Understand the off-plan timeline

Rent only starts once the building is handed over and a tenant moves in. Handover is scheduled for Q2 2027, and as of September 2026 the project had reached 63% completion, with the full structural frame complete. The payment plan is 30% on booking, 20% during construction and 50% on handover. Read how off-plan payment plans work and off-plan vs ready properties to see how timing affects your return. Always confirm the contractual handover date in your Sale and Purchase Agreement.

Risks to weigh

Yield benchmarks describe past market data, not future rent.
Service charges, maintenance and gaps between tenants all reduce net income.
New buildings in the same area can add rental competition.
Off-plan delays, however small, push back your first rent.

A short checklist before you invest

Decide your target net yield, not gross.
Get the current price list and service charge estimate.
Compare your rent assumption with live listings.
Budget for transfer fees and other buying costs.
Confirm the handover date and payment schedule in writing.
