Century TrailsBefore you compare any brochure, decide what you actually want from the purchase. Some buyers want a home to live in within four or five years. Others want land that can grow in value over a longer period. A few want a rental income asset. Century Real Estate offers three very different options in North Bangalore, so your goal should pick the project, and not the other way around. Century Tisora in Yelahanka offers apartments, Century Astoria in Jakkur offers luxury apartments, and in Devanahalli offers plots. Each one suits a different buyer. Therefore, write down your budget, your timeline and your comfort with waiting before you visit any site. In addition, speak to your family about the monthly EMI you can handle without stress. A clear goal saves you from impulse decisions at a sales office. Many buyers fall for a good presentation first and think about their finances later. Reverse that order. Once your goal is firm, every check you make afterwards becomes easier and more meaningful.

Check the Location and Daily Connectivity

Location decides how comfortable your life will be and how well your money grows. Century Tisora sits in the Attur and Yelahanka New Town belt of North Bengaluru, an established residential pocket with shops, schools and hospitals already around. Century Astoria is in Jakkur on NH 44, and it forms a part of the larger Century Immencity township spread over more than 50 acres. Century Trails is in Devanahalli, close to Bidalur, which is a growth corridor in the north. Visit each place at different times of the day, especially during office rush hours. Notice how long it takes to reach your workplace, the airport side or your children’s school. Moreover, look at the road width, drainage and street lighting near the entrance. A map can show distance, but only a real drive shows travel time. Also talk to people who already live nearby, because they will tell you about water supply, traffic and power cuts without any sales pitch.

Verify RERA, Approvals and Legal Papers

Century Tisora priceThis is the part where buyers must be most careful. Century Astoria carries the RERA number PRM/KA/RERA/1251/309/PR/160526/008662, and you can search this number on the Karnataka RERA website to confirm the project details and timelines. For Century Tisora, the RERA number is listed as “update soon” at this stage, so ask the sales team for the registration number before you pay any booking amount. and other commercial terms should only be finalised after this step. For plots at Century Trails, ask for the land title, the layout approval, the conversion order and the encumbrance certificate. Additionally, take the documents to an independent property lawyer. It costs a small fee, yet it can protect a very large investment. Never rely only on verbal promises, and keep a written copy of every commitment that the developer makes to you.

Understand the Price, the Plan and the Hidden Costs

Pricing is not always as simple as the headline figure. Century Astoria starts from ₹3.85 Cr onwards, and Century Trails starts from ₹88 Lakhs onwards, while Century Tisora pricing is shared on request. Therefore, ask for the complete cost sheet in writing. Check the base rate, the floor rise charges, the car parking cost, the club membership fee, GST, stamp duty and registration charges. For Astoria, the offering includes 3 BHK, 4 BHK and penthouse homes, so the final amount can change a lot based on the floor and the size. For Tisora, the choices are 2, 2.5 and 3 BHK, with a possible 4 BHK. For Trails, plot sizes are 1,200, 1,500 and 2,400 sq. ft. Further, ask about the payment schedule and whether it is linked to construction stages. A construction linked plan keeps your money safer than paying a large share upfront. Compare the final all inclusive price per sq. ft. across projects, and not just the advertised starting rate.

Look Closely at Size, Layout and Possession

Century Astoria floor planNext, study what you are really buying. Century Astoria has 334 residences across five towers, built with two basements, a ground floor and 15 or 16 floors, spread over about 6.08 acres. Century Tisora is a larger community, with an approximate land parcel of 14 to 15.7 acres, five to six towers and around 1,200 apartments as per listings. details help you check whether rooms get proper light, ventilation and usable space. In the same way, ask for the master plan of Century Trails, which spreads across roughly 25 acres with 346 plots, so you can see where parks, roads and open areas fall. Possession dates matter too. Astoria is set for 12 February 2031, and Tisora is reported for December 2030 or 2031. These are long timelines, so ask what protection you have if the handover gets delayed, and confirm how the delay penalty is written in the agreement.

Judge the Developer and Think About Resale

Finally, judge the people behind the project. Read about earlier work by Century Real Estate, visit a completed site if possible, and speak with owners about build quality and after sales support. Reviews online can help, but treat them with some caution and match them with what you see on the ground. Besides this, think about your exit plan. Apartments in a well connected area like Yelahanka or Jakkur usually find tenants and resale buyers more easily, while plots in Devanahalli may need more patience before prices rise. Keep a reserve fund for registration, interiors and unexpected delays. Consequently, your decision will rest on facts and not on excitement. Take your time, compare all three options calmly, and sign only when every paper is clear. A careful buyer rarely regrets waiting a few extra weeks for clarity.
